The Waters is a New Urbanism planned community centered around community and family. Under the direction of Town Architect, Stephen A. Mouzon, the community is carefully planned to maximize community life and outdoor spaces. As part of Godwin-Jones, Inc., Andrew Kulp has been involved in several projects surrounding the Town Square of the initial community at The Waters, Lucas Point.

Live-Work Units - Phase 1
Adjacent to the Lucas Point community pool and Town Square, the first phase of Live-Work Condominiums is the center of commercial life at The Waters. The first floor contains storefront-type commercial space with a General Store (Bridge Street Market), YMCA, Post Office, Law Firm, and business offices. The upper floors contain lofts for residential and office spaces.

Live-Work Units - Phase 1
The second phase of Live-Work Condominums will complete the second side of the Town Square, adding to the downtown atmosphere at The Waters. Building on the successes of Phase 1, the Phase 2 Live-Works will provide additional storefont commercial space on the first level, with smaller loft-style residential spaces on the upper floors. Additionally, Phase 2 will increase the architectural variety of the Town Square perimeter and add to the Southern Charm desired by the developers.
